General Conditions

Reservations. Colonna Real Estate Agency's acceptance of reservations is subject to property availability. Reservations are considered accepted when the Agency sends a confirmation email with complete details of the period, total price, and a 30% deposit. Reservations are considered valid for the Agency upon receipt of the deposit within the deadline specified in the written confirmation of availability. Failure to do so will result in cancellation of the reservation and the Agency's right to rent the property. Payment can be made at the Agency's office or by bank transfer.
Insurance. The deposit and/or rental amount can be insured with Booking Protection, which can be purchased with Allianz Spa or with personal insurance before the deposit is paid.
Cancellation: Cancellations must be communicated only by email. The advance deposit (50%) will be refunded only if cancellation is communicated before 30 days before the start of the rental period. Otherwise, it will not be refunded, even for reservations made within 30 days of the rental period.
ARRIVAL: Unless otherwise agreed, arrivals are between 4:00 PM and 7:00 PM. Guests who fail to occupy the property by 4:00 PM on the day following arrival without providing written notification via email will be deemed to have renounced the property. After this deadline, the Agency is authorized to rent the property. Keys to the property will be collected at the Agency's offices upon presentation of identification documents for all guests, including children, even if SELF-CHECK-IN has been performed in compliance with the regulations for reporting guests to the Public Security Authority.
PAYMENT OF THE BALANCE, TOURIST TAX, AND DEPOSIT. The balance of the rental fee is due upon arrival using your preferred method: cash, debit or credit card, or bank transfer. CHECKS ARE NOT ACCEPTED. The tourist tax is due upon arrival and is payable in cash only. The security deposit, if required, is paid upon arrival and refunded by the Agency upon departure after an inspection of the property.
DEPARTURE. The keys must be returned to the Agency by 9:30 a.m., having emptied the property of any food items and garbage. Kitchen utensils must be washed and put away as they were upon arrival. Before leaving the house or apartment, make sure that lights, appliances, and air conditioning are turned off and that all windows are closed. The car cannot be left parked beyond the check-in time. In the event of early departure or late arrival, the rental fee will not be reduced. Loss of keys or remote controls will incur a €50.00 fee.
EQUIPMENT, SERVICES INCLUDED, PETS The price indicated in the rental agreement includes water, electricity, and gas consumption, agency assistance, and final cleaning, as well as use of the swimming pool in designated residences. Use of beach equipment is not included. The units are fully equipped with kitchen utensils, pillows, and blankets. Sheets, towels, and kitchen linens are NOT included. (Sheets can be rented from an external company upon request for a fee and with advance notice.) Pets are not permitted in all units and must be authorized by the agency at the time of booking. Where possible, only one small pet (dog or cat) is permitted, provided they do not disturb anyone, under penalty of immediate termination of the contract. Upon departure, the units must be left as clean as possible of fur. A cleaning fee of €60.00 is required.
USE AND MAINTENANCE OF THE ACCOMMODATION. The number of guests staying in the property cannot exceed the number of beds in the accommodation, including children, under penalty of termination of the contract. Tenants are required to take the utmost care of the property. Upon arrival, they must ensure that there are no missing items and/or breakages. If any, they must be reported to the Agency on the same day, which will take action to repair them as quickly as possible. Authorized personnel may intervene upon prior notice. The client agrees to compensate for any damage caused. In the event of serious violations of the condominium regulations or failure to observe the rules of civility and good neighborliness, the Agency reserves the right to immediately terminate any rental agreement. Condominium regulations require silence from 1:00 PM to 4:00 PM and from 10:00 PM to 9:00 AM. Running in the hallways, leaving shoes or toys, littering, or using toilet paper is prohibited.
Loud voices and improper use of elevators are prohibited. Hanging towels on the terrace and flapping tablecloths are prohibited. Parking more than one car is prohibited. Smoking is prohibited in the accommodation. The use of barbecues is prohibited.
AGENCY LIABILITY: The Agency is not responsible for damage to persons or property resulting from breakages, accidents, losses, thefts, delays, or other inconveniences occurring in the accommodation. However, it will provide assistance and any necessary repairs.
